NECB 2020 · Climate Zone 7A

A Commercial Envelope Is Not a House Envelope.

Part 3 buildings in Alberta answer to the National Energy Code of Canada for Buildings 2020, adopted at Tier 1 under AR 5/2024. In Climate Zone 7A that means a maximum overall thermal transmittance of 0.215 W/(m²·K) for walls, 0.121 for roofs and 0.138 for floors — an effective wall of about R-26.4 and an effective roof of about R-46.9. The Part 9 house next door is required to reach R-17.5 walls. Owners routinely under-estimate that gap.

  • Airtightness is two routes, not one requirement. Article 3.2.4.2 sets a whole-building test at 1.50 L/(s·m²) at 75 Pa to ASTM E3158, pressurised and depressurised with the results averaged. Article 3.2.4.3 is the assembly route at 0.2 L/(s·m²). NRC’s own summary of the significant changes in NECB 2020 describes whole-building testing as an option for compliance. Nobody should tell you Alberta mandates a blower door test on a commercial building — it does not.
  • Semi-heated buildings read the table differently. Sentence 3.2.2.2.(2) has semi-heated buildings read the same table at a heating-degree-day base of 15 °C. For Red Deer that is 4 570 HDD15, which lands in Zone 6 — walls 0.240, roofs 0.138, floors 0.156. A genuinely useful relaxation for shop and warehouse space held above freezing but not to comfort temperature.
  • The openings are where large buildings leak. NECB allows overhead doors 2.0 L/(s·m²) against 0.2 for a curtain wall, and Sentence 3.2.4.1.(10) requires loading docks that interface with truck boxes to have weather seals sealing the truck box to the building.
  • Farm buildings are exempt from all three codes. Division A, Sentence 1.1.1.1.(4)(a) of NBC(AE) 2023 excludes farm buildings of low human occupancy, and Alberta Municipal Affairs confirmed in April 2024 that the exemption covers the building, energy and fire codes. So agricultural insulation here is bought on operations rather than compliance — and the exemption ends the moment a building takes on a retail counter, an auction ring, bleachers, or a crew regularly above the occupancy threshold.
