Gasoline Alley and the Petrolia Industrial Park straddle the QEII immediately south of the city, zoned general commercial and light industrial on fully serviced lots (investrdcounty.ca). Red Deer Regional Airport (YQF) sits just beyond, at Penhold. Both are the kind of shell — steel building, tall clear span, big roll-up doors — where the envelope decision is made once, at construction, and is expensive to revisit.
